September has a way of making December suddenly feel much closer.
If buying property has been sitting on your “I’ll get to it” list all year, now is a good time to take a closer look. You don’t necessarily have to buy before December, but you can certainly put yourself in a better position to make the right decision.
- Get clear on what you want
Are you buying a home, looking for rental income, building a portfolio or simply seeking a long-term store of value? Your objective should determine the type of property, location and budget you consider.
- Know your numbers
Take a realistic look at what you can afford. Consider your available capital, existing commitments and, where applicable, financing options. A clear budget makes the search considerably easier.
- Start researching now
You don’t have to be ready to buy before you start looking. Compare locations, developments, prices, payment structures and developer track records. The earlier you understand the market, the better positioned you are when the right opportunity appears.
- Revisit what you overlooked
That property you dismissed earlier in the year may deserve another look. Your circumstances may have changed, the opportunity may have changed, or you may simply have a better understanding of what you want now.
- Review what you already own
Your next property move may not be buying another property. Look at your existing assets. Are they performing as expected? Could you improve rental income, address maintenance issues or reposition an underperforming property?
- Get your paperwork in order
Whether you’re buying or already own property, make sure your documentation is properly organised. If you’re considering an acquisition, understand the title, terms and relevant documentation before committing.
- Give yourself a deadline
Instead of carrying “buy property” into another year, give yourself a plan:
September: Define your objective and budget.
October: Research and shortlist.
November: Conduct due diligence.
December: Decide whether the right opportunity is worth pursuing.
The goal isn’t to rush into a purchase before the year ends. It’s to replace “I’ll do it someday” with a clear, informed plan.
